Home-Based Block Property Manager

About the role

The Block Property Manager will work primarily from home, overseeing a portfolio of residential blocks in Somerset. The role combines regular site visits, stakeholder communication and financial oversight to ensure high service standards.

Key responsibilities

• Maintain timely communication with leaseholders, directors and contractors, responding to queries within agreed timeframes.
• Conduct regular site inspections, produce reports, and coordinate reactive and planned maintenance.
• Interpret leases and contracts, ensure compliance with legislation, and support legal processes such as disputes and conveyancing.
• Prepare annual service charge budgets, monitor expenditures, review invoices and manage arrears.
• Manage maintenance and service contracts, oversee mechanical and electrical servicing, and evaluate supplier performance.
• Ensure health and safety compliance, carry out risk assessments and maintain up‑to‑date documentation.
• Arrange appropriate insurance cover, handle claims and coordinate major works projects.
• Maintain accurate records in property management systems and produce regular portfolio updates.

Required profile

• Proven experience managing residential property portfolios.
• Strong written and verbal communication skills for dealing with leaseholders, directors and contractors.
• Good organisational ability to schedule inspections, meetings and contract reviews.
• Understanding of lease agreements, service charge budgeting and relevant legislation.
• Attention to health and safety regulations and risk management procedures.
