Operations Manager – Voids (Social Housing)

About the role

We are seeking an Operations Manager to lead our voids programme for social housing in Hemel Hempstead and surrounding areas. The role involves overseeing the delivery of voids projects for housing associations, ALMOs and local councils, ensuring they are completed on time, within budget and to a high quality standard.

Key responsibilities

• Manage contracts and lead a multidisciplinary team including Contract Managers, Site Managers, Resident Liaison Officers and subcontractors.
• Ensure projects are delivered within agreed budgets and timescales.
• Drive workforce motivation, quality, customer service and profitability.
• Oversee pricing of extra works and maintain client and tenant satisfaction.
• Monitor financial performance of contracts and ensure compliance with health and safety standards.

Required profile

• Proven experience as an Operations Manager delivering social housing voids projects.
• Strong understanding of contract financials and profitability.
• Ability to manage multiple stakeholders including housing associations and local authorities.
• Motivated, ambitious and results‑focused attitude.

Required skills

• SMSTS certification.
