Property Manager

About the role

We are seeking a confident Property Manager to take ownership of a diverse residential portfolio based in Colchester. You will be responsible for the full lifecycle management of developments, ensuring they are well‑maintained, compliant and deliver a high standard of service to clients, residents and contractors.

Key responsibilities

• Manage day‑to‑day performance of the residential portfolio, including site inspections and health & safety compliance.
• Build and maintain strong relationships with clients, residents, RMCs and RTMs.
• Oversee contractors, ensuring quality workmanship and value for money.
• Handle customer queries, complaints and escalations promptly and professionally.
• Prepare reports, communicate updates to clients and support service‑charge budgeting and financial control.
• Lead projects such as major works and redecorations while ensuring compliance with leasehold legislation.

Required profile

• Confident decision‑maker who can work independently.
• Excellent organisational skills with strong attention to detail.
• Clear communicator able to engage a wide range of stakeholders.
• Ability to manage competing priorities and tight deadlines.
• Full UK driving licence and access to a car.
