Property Manager – Lettings & Maintenance

About the role

We are seeking an experienced Property Manager to join a family‑run lettings business in Pinner. You will be the main point of contact for landlords and tenants, ensuring properties are well‑maintained and tenancy processes run smoothly.

Key responsibilities

• Advise landlords on property management and tenancy matters.
• Handle day‑to‑day maintenance requests using Fix Flo software.
• Negotiate end‑of‑tenancy deposit deductions and manage TDS disputes.
• Arrange end‑of‑tenancy procedures and prepare units for new lets.
• Coordinate refurbishment works, obtain quotes and manage contractors.
• Liaise with tenants and contractors to ensure timely completion of work.
• Process quotes, submit invoices and ensure timely payments.
• Conduct detailed property inspections and produce reports via online platforms.
• Ensure compliance with health & safety legislation, gas and electrical safety.
• Assist with insurance claims and utility changeovers.

Required profile

• Minimum 3 years of property management experience.
• Strong organisational skills and ability to prioritise workload.
• Excellent problem‑solving and customer‑service orientation.
• Ability to work under pressure and maintain a positive telephone manner.
• Full UK driving licence and own vehicle.

Required skills

• Proficiency with Fix Flo property management software.
