Property Manager & Lettings Negotiator

About the role

We are seeking an experienced Property Manager & Lettings Negotiator to join a well‑established independent property business in East Horsley, Surrey. The role blends roughly 60% property management with 40% lettings negotiation, offering a dynamic mix of portfolio oversight and new tenancy acquisition.

Key responsibilities

• Manage day‑to‑day operations of a residential property portfolio.
• Serve as primary contact for landlords and tenants, handling queries and issues.
• Coordinate maintenance, repairs and contractor work, and conduct regular property inspections.
• Ensure compliance with lettings legislation, safety regulations and maintain accurate records.
• Register and qualify prospective tenants, conduct viewings and match applicants to suitable properties.
• Negotiate offers, secure tenancy agreements and guide new tenants through the move‑in process.
• Support the office in achieving lettings targets and maintaining high occupancy levels.

Required profile

• Minimum two years’ experience in residential property management.
• Previous lettings negotiation experience is highly advantageous.
• Strong understanding of lettings legislation and compliance requirements.
• Excellent customer service, organisational abilities and relationship‑building skills.

Required skills

• Good working knowledge of ALTO systems.
