Property Manager – Residential Lettings

About the role

This full‑time position offers an organised, customer‑focused professional the chance to manage a busy residential lettings portfolio. You will ensure properties are well maintained, compliant with legislation, and that landlords and tenants receive a high standard of service.

Key responsibilities

• Oversee day‑to‑day operations of a residential property portfolio.
• Build and maintain strong relationships with landlords and tenants.
• Coordinate maintenance and repairs, working with contractors to ensure quality work.
• Conduct routine property inspections and follow up on required actions.
• Monitor compliance with legal and statutory requirements.
• Manage tenancy renewals, rent reviews, terminations, final inspections and deposit negotiations.
• Support rent collection and keep accurate property records.
• Resolve property‑related issues promptly while delivering excellent customer service.

Required profile

• Previous experience in residential property management.
• Good knowledge of lettings legislation and property management processes.
• Experience managing maintenance, compliance and contractor relationships.
• Excellent communication, organisational and problem‑solving abilities.
• Ability to prioritise a busy workload and work effectively under pressure.
• Full UK driving licence and access to your own vehicle.
• ARLA qualification desirable but not essential.
