Property Manager – Residential & Mixed‑Use Portfolio

About the role

You will own a mixed residential and mixed‑use portfolio in and around Reading, building trusted relationships with leaseholders, residents, freeholders and contractors. The role blends on‑site presence with desk‑based work, ensuring buildings are safe, well‑maintained and financially sound.

Key responsibilities

• Plan and conduct regular site inspections, producing clear reports and action plans.
• Manage reactive and planned maintenance, instructing and overseeing contractors.
• Prepare, monitor and explain service‑charge budgets and year‑end accounts.
• Handle resident and client communications, queries and complaints with empathy.
• Coordinate compliance and building‑safety actions, maintaining accurate records.
• Organise and attend meetings (AGMs, client reviews) and ensure timely minutes and follow‑up.

• Strong relationship‑building and clear communication skills.
• Highly organised, proactive and able to juggle multiple properties.
• Ownership mindset – makes informed decisions and follows through to resolution.
• Balances customer care with commercial awareness.
