Property Manager – Residential Portfolio

About the role

We are seeking an experienced Property Manager to oversee a residential portfolio for a well‑established independent estate agency in Tunbridge Wells. The role involves managing day‑to‑day lettings operations, maintaining strong client relationships and ensuring properties meet regulatory standards.

Key responsibilities

• Manage a portfolio of residential properties using internal management systems.
• Coordinate maintenance, repairs and ensure full regulatory compliance.
• Conduct regular inspections and site visits to uphold property standards.
• Serve as the primary contact for landlords, tenants, leaseholders and contractors.
• Inform clients of legal responsibilities and updates to tenancy legislation.
• Develop and maintain professional relationships with all stakeholders.

Required profile

• Previous experience in property management or lettings.
• Strong communication and interpersonal skills with a professional approach.
• Ability to manage a varied portfolio and coordinate multiple contractors.
• Full UK driving licence; knowledge of the Tunbridge Wells/Tonbridge area is advantageous.
• ARLA or NFOPP qualification desirable but not essential.

Required skills

• Proficiency with property management software.
