Property Manager – Residential Portfolio

About the role

We are seeking an experienced Property Manager to oversee a diverse residential portfolio for a respected independent lettings agency in Clifton, Bristol. You will be the main point of contact for landlords and tenants, ensuring properties are well‑maintained, compliant and delivered with a high level of service.

Key responsibilities

• Manage a portfolio of residential properties throughout the full tenancy lifecycle.
• Coordinate proactive and reactive maintenance, liaising with contractors and service providers.
• Conduct property inspections, tenant check‑ins and check‑outs, and handle deposit administration.
• Arrange safety testing, ensure compliance with legislation and internal standards.
• Maintain clear, timely communication with tenants, landlords and internal teams.
• Build and sustain strong relationships with clients and contractors.

Required profile

• Proven experience in residential property management.
• Excellent written and verbal communication skills.
• Strong organisational and problem‑solving abilities.
• Ability to work independently and as part of a team.
• Full UK driving licence and access to a personal vehicle.

Required skills

• Knowledge of UK property legislation and safety regulations.
• Proficiency in tenancy deposit protection schemes.
