Residential Property Manager – 24‑month Fixed‑Term

About the role

We are seeking a Residential Property Manager on a 24‑month fixed‑term contract to oversee a portfolio of approximately 25 residential schemes in South Croydon. The role offers the chance to step up from an Assistant Property Manager position and manage both leasehold blocks and freehold houses within a supportive, small team.

Key responsibilities

• Manage day‑to‑day operations of low‑rise leasehold blocks and freehold houses.
• Handle resident and leaseholder enquiries promptly.
• Organise repairs, maintenance and contractor works.
• Conduct regular site inspections to ensure standards are met.
• Assist with service charge budgeting and expenditure monitoring.
• Maintain health & safety and compliance requirements.
• Support major works and Section 20 processes when required.

Required profile

• 1‑3 years’ experience in residential property management.
• Understanding of leasehold management processes.
• Strong communication and organisational abilities.
• Ability to manage multiple priorities and deliver a professional, customer‑focused service.
