Senior Block Manager

About the role

We are seeking an experienced Senior Block Manager to oversee a diverse portfolio of residential blocks across Hertfordshire and the Northwest region. You will be the primary point of contact for leasehold owners and will ensure that all services meet the highest standards of quality and compliance.

Key responsibilities

• Prepare annual service charge budgets and manage budgetary processes.
• Handle insurance claims and coordinate with insurers.
• Inspect sites to verify service quality and identify repair needs.
• Ensure health and safety compliance, including BSR experience.
• Coordinate contractors and liaise with internal teams.
• Build proactive relationships with clients and respond to leasehold enquiries promptly.
• Attend external meetings as required.

Required profile

• Minimum 3 years’ experience in residential block management.
• TPI qualification.
• Strong verbal and written communication skills.
• Excellent numeracy and business acumen for budgeting, quote review, and year‑end accounts.
