Senior Development Manager – Residential Development

About the role

Gilbert & Goode is looking for an ambitious Senior Development Manager to join its Pre‑Construction team in St. Austell. You will lead residential projects from land identification through planning approval to handover, driving growth across Cornwall and Devon.

Key responsibilities

• Identify, assess and progress land, development and new business opportunities.
• Develop strategic land and pipeline plans to support business growth.
• Lead feasibility studies, due diligence, viability assessments and development appraisals.
• Negotiate land acquisitions, joint ventures, option agreements and commercial partnerships.
• Manage planning applications and guide projects through the planning process.
• Build and maintain relationships with landowners, local authorities, consultants and key stakeholders.
• Monitor programme delivery, budgets, risk and scheme viability.
• Support Board and senior leadership with high‑quality reporting and appraisal presentations.
• Act as an ambassador for Gilbert & Goode and contribute to the wider management team.

Required profile

• Highly motivated development professional with a proven track record of securing land and delivering successful residential developments.
• Extensive experience across the residential development lifecycle.
• Successful history of obtaining planning consents and delivering land acquisitions.
• Strong understanding of development appraisal and financial viability.
• Experience generating new business opportunities and managing stakeholder relationships.
• Excellent knowledge of planning policy and local/national housing strategies.
