Senior Lettings Negotiator

About the role

James & Partners is expanding its flagship Rainham office and is looking for an ambitious Senior Lettings Negotiator / Valuer. You will join the largest and highest‑performing lettings team in Kent, working across a busy market covering Medway, Swale and surrounding towns.

Key responsibilities

• Generate new lettings instructions and maintain a strong property pipeline.
• Conduct rental market appraisals and provide accurate valuations.
• Convert valuations into new listings and negotiate tenancy agreements from enquiry to completion.
• Develop business through prospecting, networking and referrals.
• Build and nurture long‑term relationships with landlords, tenants and applicants.
• Collaborate with the wider lettings team and sales offices to maximise cross‑referral opportunities.
• Ensure compliance with all legal and regulatory requirements throughout the lettings process.
• Deliver exceptional customer service at every stage of the lettings journey.

Required profile

• Proven experience as a Lettings Negotiator or Senior Lettings Negotiator.
• Demonstrated ability to win new instructions and manage a high‑volume portfolio.
• Strong knowledge of the Kent lettings market and local area.
• Excellent communication and relationship‑building skills.
