Senior Maintenance Coordinator – Property Services

About the role

Our client, a family‑run property maintenance and commercial refurbishment specialist, is seeking a Senior Maintenance Coordinator to join their operations team in Takeley, Essex. This hands‑on leadership position will oversee complex maintenance projects, run Planned Preventative Maintenance (PPM) programmes and support a small coordination team while reporting directly to the Operations Director.

Key responsibilities

• Lead and mentor a team of Maintenance Coordinators and admin staff, acting as the escalation point for complex issues.
• Develop, schedule and manage PPM programmes across residential and commercial portfolios.
• Coordinate minor works and refurbishment projects end‑to‑end, handling materials, labour and site access.
• Source, vet and manage external contractors and suppliers, negotiate rates and monitor performance.
• Analyse maintenance data to identify trends, drive operational improvements and prepare performance and financial reports.
• Ensure compliance with health and safety requirements, including oversight of RAMS documentation.

Required profile

• Minimum five years’ experience in property maintenance coordination, facilities management or a comparable operational role.
• Proven experience managing or mentoring a team.
• Strong technical understanding of building systems, M&E and general construction practices.
• Proficiency with maintenance management software and reporting tools.
• Solid grasp of health and safety requirements, including RAMS.
