Senior Property Manager

About the role

We are seeking an experienced Senior Property Manager to oversee a residential portfolio in Hornchurch. Working Monday to Friday, 8:30 am‑6:00 pm, you will act as the primary point of contact for landlords, tenants, and service providers, ensuring compliance and smooth day‑to‑day operations.

Key responsibilities

• Manage a residential property portfolio independently, using Street CRM, Payprop, Goodlord and DPS.
• Schedule and conduct property visits, move‑ins, move‑outs and inspections.
• Process rent payments, forward chase tasks and handle tenant enquiries.
• Organise gas certificates, electrical certificates, PAT tests and landlord licences.
• Issue section notices, letters and manage tenancy renewals or re‑lettings.
• Create work orders, invoice landlords and contractors, and lodge deposits with the Deposit Protection Scheme.
• Maintain accurate records, scan documents and complete file checklists for hand‑over to accounts.

Required profile

• ARLA qualification and a valid driver’s licence.
• Solid experience in residential property management.
• Strong knowledge of property legislation and compliance.
• Ability to manage a portfolio autonomously and work to tight deadlines.

Required skills

• Proficiency with Street CRM.
• Experience using Payprop.
• Familiarity with Goodlord platform.
• Knowledge of DPS (Deposit Protection Scheme) processes.
