Senior Property Manager

About the role

We are seeking an experienced Senior Property Manager to lead a diverse residential portfolio in Epsom. This hands‑on position blends operational oversight with a strong focus on customer service, ensuring properties are managed efficiently and compliantly.

Key responsibilities

• Oversee day‑to‑day operations of a varied residential portfolio, maintaining high service standards and legislative compliance.
• Lead, mentor and develop a team of Property Managers and support staff, managing performance and professional growth.
• Build and maintain strong relationships with landlords, tenants and key clients, acting as the primary escalation point.
• Monitor portfolio performance, maintenance programmes, financial spend and occupancy, identifying improvement opportunities.
• Ensure timely completion of statutory inspections, safety certifications and other compliance requirements.
• Collaborate with contractors and internal departments to deliver property improvements and resolve complex issues.

Required profile

• Significant experience managing residential property portfolios within a lettings or property management environment.
• Proven track record of leading, coaching and developing high‑performing teams.
• Strong knowledge of current residential property legislation and compliance standards.
• Excellent communication and relationship‑building skills with landlords, tenants and stakeholders.
