Senior Property Manager

About the role

Our client is a well‑established estate and letting agency in Hertford, recognised for delivering outstanding residential property services. They are seeking a proactive Senior Property Manager to oversee a large portfolio, ensure compliance, and provide a first‑class experience for landlords and tenants.

Key responsibilities

• Manage a portfolio of approximately 250 residential properties.
• Drive the re‑letting process for vacant units to minimise void periods.
• Coordinate inventories, check‑ins, and check‑outs, including deposit returns and dilapidation negotiations.
• Handle tenancy deposit disputes in line with current legislation.
• Reconcile rental payments and maintain accurate client account records.
• Arrange statutory compliance such as Gas Safety Certificates, Electrical Safety Inspections and EPCs.
• Schedule and oversee contractor visits for maintenance and compliance work.
• Prepare and process tenancy renewals and extensions.
• Conduct routine property inspections and produce detailed reports.
• Monitor rent arrears and liaise with tenants to secure outstanding payments.
• Manage maintenance requests from reporting through to completion, ensuring timely resolution.
• Liaise with landlords, tenants and contractors to maintain high levels of customer service.

Required profile

• Minimum 2 years’ experience in residential property management.
• Full UK driving licence and own car.
• Strong organisational and communication skills.
• Good knowledge of current property legislation and compliance requirements.
• Ability to manage a large portfolio efficiently.

What we offer

• Competitive salary between £35,000 and £40,000 per year.
• Full‑time permanent role, Monday‑Friday 9:00 am – 5:30 pm.
