Senior Property Manager – Residential Portfolio

About the role

We are looking for an experienced Senior Property Manager to lead the day‑to‑day management of a diverse residential portfolio. You will act as the primary contact for landlords and tenants, ensuring high service standards while supporting the wider property team.

Key responsibilities

• Manage a residential portfolio from move‑in to tenancy end, including lettings administration and tenant referencing.
• Coordinate inventories, check‑ins/check‑outs, and handle deposit returns and disputes.
• Oversee rent collection, reconciliations, statements and arrears control.
• Liaise with contractors, tenants, landlords and managing agents to resolve maintenance and repair issues efficiently.
• Ensure statutory compliance such as Gas Safety, EICRs, EPCs and other legal requirements.
• Serve as the main point of contact for landlords and tenants, providing expert advice and resolving queries.
• Negotiate tenancy renewals, rent reviews and updated tenancy terms.
• Conduct routine property inspections and produce detailed reports with recommendations.
• Support overseas landlords and manage the onboarding of new properties.

Required profile

• ARLA Propertymark qualification (essential).
• Minimum 3 years’ experience in residential property management.
• Experience managing a portfolio of 100+ Assured Shorthold Tenancies.
• Strong knowledge of UK residential lettings legislation and compliance requirements.
• Excellent organisational, communication and customer service skills.
• Proactive, solutions‑focused approach with the ability to build strong relationships.
