Senior Property Manager – Residential Portfolio

About the role

This senior position offers an experienced property professional the chance to own a residential portfolio in Edinburgh, overseeing the full tenancy lifecycle while delivering high‑quality service to landlords and tenants. You will also mentor junior team members and help raise departmental standards.

Key responsibilities

• Manage a residential property portfolio from move‑in through tenancy end.
• Serve as primary contact for landlords and tenants throughout the tenancy.
• Coordinate tenancy agreements, renewals, rent reviews and terminations.
• Arrange and oversee maintenance works, ensuring timely and cost‑effective repairs.
• Conduct regular property inspections and address compliance or maintenance issues.
• Maintain compliance with Scottish lettings legislation, safety regulations, Gas Safety Certificates, EICRs and HMO requirements.
• Handle tenancy disputes, deposit negotiations and complex property matters.
• Maintain accurate records using property management software.
• Mentor and support junior Property Managers, sharing knowledge and best practice.

Required profile

• Minimum of 3 years’ experience in residential property management.
• Strong knowledge of Scottish residential lettings legislation and compliance.
• Proven ability to manage a residential portfolio independently.
• Excellent communication and relationship‑building skills.
• Highly organised with exceptional attention to detail.
