Senior Quantity Surveyor – Residential & Mixed‑Tenure Projects

About the role
We are supporting a growing contractor and housebuilder that delivers high‑quality residential and mixed‑tenure schemes across the North West. As a Senior Quantity Surveyor you will take full commercial ownership of projects, shaping a modern, high‑performing commercial function as the business expands under new ownership.
Key responsibilities
- Take commercial ownership of residential and mixed‑tenure schemes from pre‑construction to final account.
- Prepare and manage development budgets, cost plans, valuations, cost‑to‑completes and monthly cost reports.
- Lead procurement: develop scopes of work, tender packages, manage subcontract tendering and contract documentation.
- Manage subcontractor accounts, including valuations, variations, payments and final accounts.
- Collaborate with design and technical teams to ensure proposals align with budgets, buildability and value‑engineering opportunities.
- Identify and manage commercial risks and opportunities, proposing solutions that protect cost, quality and programme.
- Develop and maintain strong supply‑chain relationships, onboarding new subcontractors early in design.
- Provide regular site presence to monitor progress, validate spend and support the project team.
- Attend design team meetings, subcontractor progress meetings and internal commercial reviews.
- Handle client‑side commercial elements, valuing customer variations and preparing client extras quotations.
Required profile
- Degree‑qualified in Quantity Surveying with 5+ years’ experience in housebuilding or residential development.
- Strong understanding of cost planning, procurement, subcontract management and financial reporting.
- Confident working with multiple stakeholders in a fast‑paced, growing environment.
- Proactive, self‑driven, solutions‑focused with strong attention to detail.
- Excellent communicator able to work with consultants, subcontractors and internal teams.
