Senior Site Manager – Residential Development

About the role
We are seeking an experienced Senior Site Manager to lead the delivery of a prestigious residential development in Cumbria. The role involves full responsibility for on‑site operations from groundworks to handover, ensuring safety, quality and profitability.
Key responsibilities
- Oversee all on‑site operations from initial groundworks through to final customer handover.
- Lead and manage site teams, subcontractors and suppliers to ensure efficient project delivery.
- Deliver residential developments safely, on programme and within budget.
- Monitor quality, productivity and site performance, maintaining high construction standards.
- Ensure compliance with Health & Safety legislation, Building Regulations and NHBC (or equivalent) warranty requirements.
- Coordinate subcontractors, site logistics and daily site activities.
- Work closely with Commercial, Technical, Sales and Customer Care teams throughout the build programme.
- Manage inspections with Building Control, NHBC and other warranty providers.
- Maintain accurate site records, progress reports and programme updates.
Required profile
- Significant experience in the residential housebuilding sector.
- Proven track record as a Senior Site Manager delivering traditional housing developments on time and within budget.
- Strong leadership, organisational and people management abilities.
- Full UK Driving Licence.
- SMSTS, CSCS Black Card (or Gold Card where appropriate) and First Aid at Work certification.
- Additional qualifications such as NVQ Level 6 in Construction Site Management, Temporary Works Supervisor, Scaffold Inspection or Fire Marshal are advantageous.
