Single Site Engineer – Lead Maintenance Engineer

About the role

We are seeking an experienced Lead Maintenance Engineer to act as the sole Site Engineer for a prestigious commercial property in Kings Cross. You will be responsible for all day‑to‑day engineering operations, delivering both planned preventative and reactive maintenance while liaising directly with the client and specialist subcontractors.

Key responsibilities

• Carry out Planned Preventative Maintenance (PPM) and reactive maintenance tasks.
• Perform electrical fault‑finding, diagnostics, and maintenance of single‑ and three‑phase systems.
• Test and maintain emergency lighting, fire alarm, and sprinkler systems.
• Maintain AHUs, FCUs, VAV and VRF HVAC systems, and service pumps and motors.
• Inspect generators, conduct basic maintenance and monitor water‑treatment equipment.
• Operate and monitor the Building Management System (BMS).
• Maintain site documentation, e‑logbooks, compliance records and statutory paperwork.
• Coordinate and supervise specialist subcontractors and uphold strong client relationships.

Required profile

• Fully qualified in Electrical Engineering (City & Guilds, NVQ Level 3 or equivalent).
• Minimum five years’ experience in commercial building services maintenance.
• Proven ability to work independently and manage a single‑site operation.
• Experience with compliance documentation, site logbooks and e‑log systems.
• Good communication and organisational skills; auditing experience is a plus.
