Team Leader Block Management

About the role

We are seeking an experienced Block Management professional to step into a Team Leader position. You will guide a team of Property Managers while maintaining a small personal portfolio, ensuring high‑quality service for a portfolio of mainly London‑based high‑rise residential developments.

Key responsibilities

• Lead, coach and develop a team of approximately seven Block Property Managers.
• Monitor workloads, KPIs and service standards, acting as escalation point for complex queries.
• Build and sustain relationships with developers, Resident Management Companies and Right‑to‑Manage organisations.
• Oversee compliance with legislation, including the Building Safety Act, and industry best practice.
• Provide guidance on service‑charge budgeting, financial management, Section 20 consultations and major works.
• Attend and chair AGMs, directors’ meetings and client meetings as required.

Required profile

• Minimum five years’ experience in residential leasehold Block Management.
• Proven experience leading or mentoring a team of Property Managers.
• Relevant industry qualification such as IRPM, TPI or equivalent.
• Strong knowledge of residential leasehold legislation and Section 20 processes.
