About the role
Our client, a fast‑growing residential operator, is expanding its London portfolio and needs a hands‑on Project Manager to lead heavy renovation and repositioning projects across multiple residential buildings. You will manage a portfolio of live projects, oversee budgets up to £5 million and work closely with senior leadership and on‑site teams.
Key responsibilities
- Support senior leadership in developing renovation budgets and project timelines.
- Review architectural and engineering plans and coordinate the design phase.
- Liaise with planning consultants and internal design teams to secure permits.
- Lead scope development and manage the contractor tendering process.
- Own project budgets, drive programmes to meet target completion dates, and conduct weekly site visits.
- Prepare monthly and quarterly reports for senior stakeholders and champion sustainability initiatives.
- Oversee building opening activities, including MEP commissioning, handover to operations, and FF&E installation.
- Maintain detailed snagging lists, manage close‑out documentation, and track all project expenditure through financial reconciliation.
- Handle post‑opening maintenance issues and defect‑liability period contractor responses.
Required profile
- 3+ years of construction project management experience in real estate.
- Proven track record in renovation and repositioning of existing buildings.
- Confidence on site and ability to manage and challenge contractors.
- Strong commercial acumen with experience handling budgets and cost reports.
- Sound knowledge of UK building regulations.
