Site Manager – New Build Residential Scheme

About the role

We are seeking an experienced Site Manager to lead the delivery of a brand‑new residential development in Abbots Langley. The scheme comprises 191 units, including 2‑5 bedroom houses and blocks of flats, mixing affordable housing and private sales. You will oversee the project from ground‑breaking through to handover, working closely with the Contracts Manager and the full production team.

Key responsibilities

• Support the Contracts Manager in day‑to‑day site operations.
• Provide clear direction to on‑site construction teams, setting responsibilities and targets.
• Manage the entire construction process from piling and foundations to completion, monitoring critical paths for labour, materials and plant.
• Ensure the development meets specifications, programme deadlines and quality standards.
• Produce accurate progress reports and control non‑productive and preliminary costs.
• Drive quality at every stage and ensure successful internal and external inspections.
• Maintain rigorous health and safety standards on site.
• Oversee stage completions, approve payments to subcontractors and manage LABC inspections.
• Deliver high‑level customer service throughout the project and coordinate handovers.

Required profile

• Proven experience on traditional new‑build residential schemes of similar scale.
• Previous role as the lead Site Manager (No 1) on comparable projects.
• Experience working within a full production team, including training of subordinates.
• Strong knowledge of NHBC inspection requirements.
• First Aid certification and scaffold awareness.
