Complex Works Contract Manager – Oxfordshire

About the role

We are seeking a Complex Works Contract Manager to lead the delivery of damp, mould and other complex repair projects for a housing organisation in Oxfordshire. The role combines project oversight, health‑and‑safety compliance and team leadership to ensure high‑quality, cost‑effective outcomes.

Key responsibilities

• Plan, coordinate and deliver damp, mould, complex works and disrepair repairs across the portfolio.
• Manage significant operational budgets, produce forecasts, monitor spend and ensure value for money.
• Ensure all works comply with Health & Safety legislation, including CDM 2015.
• Organise property condition surveys, raise repair orders and oversee preventive maintenance.
• Work closely with client surveyors, maintenance teams and external suppliers to meet legislative standards.
• Supervise subcontractors, monitor quality, cost and timing, and maintain robust reporting.
• Lead and motivate a team of staff, fostering a customer‑focused service culture.
• Handle complaints in line with Housing Ombudsman guidelines and support resolution of disrepair cases.
• Utilise housing and repairs management systems to track activities, generate reports and update toolbox talks on damp and mould best practice.

Required profile

• Strong knowledge of Housing Ombudsman guidelines, HHSRS, CDM 2015 and related legislation.
• Proven experience managing large budgets and complex repair projects.
• Ability to coordinate multi‑disciplinary teams and external contractors.
• Excellent organisational and reporting skills.
• Commitment to health‑and‑safety standards and customer service excellence.
