Head of Building Services – Senior Leadership Role

About the role

The Head of Building Services will lead the building engineering and technical services function across a diverse residential and commercial property portfolio. Reporting to the Director of Property, you will be responsible for major works, capital investment, lifecycle planning and statutory compliance.

Key responsibilities

• Provide strategic and operational leadership to the Building Services team, setting objectives, KPIs and performance standards.
• Lead planning and delivery of major works, refurbishment projects and capital investment programmes.
• Develop and maintain 10‑year CAPEX and lifecycle plans, prioritising investment based on condition, cost and risk.
• Oversee project scoping, specifications, budgets, procurement, contractor appointments and delivery.
• Ensure compliance with gas safety, electrical testing, water hygiene, asbestos management and other statutory programmes.
• Chair major works reviews, monitor progress, risks, budgets and programme delivery.
• Provide expert technical advice and evidence for legal proceedings, including First‑tier Tribunal and court cases.

Required profile

• MRICS qualification (essential) with significant experience in building surveying, building services or related disciplines.
• Proven experience leading multidisciplinary technical teams and managing major works and capital investment programmes.
• Strong knowledge of statutory compliance, building safety, health and safety regulations.
• Experience in procurement, tendering, contractor management and commercial governance.
• Excellent communication skills and ability to present technical reports to senior management and boards.
