About the role
We are seeking a Mechanical Maintenance Engineer to join a well‑established FM organisation in Central London. You will be responsible for the upkeep and optimisation of heating, cooling and ventilation plant across commercial buildings.
Key responsibilities
- Execute planned preventative maintenance on boilers, burners and heating plant.
- Respond to reactive calls for leaks, blockages and heating/cooling failures.
- Maintain air handling units, including belt changes, filter replacements and motor checks.
- Monitor and repair fan coil units, valves and actuators.
- Carry out weekly cooling‑tower inspections and water‑hygiene temperature checks, managing water‑treatment regimes to meet L8 legionella compliance.
- Inspect and service centrifugal pumps, performing seal and bearing maintenance.
- Overhaul pressurised heating and chilled‑water expansion systems.
- Use BMS software to monitor flow rates, set‑points and overall plant performance.
- Perform minor plumbing repairs and sanitary‑ware maintenance.
- Supervise specialist HVAC subcontractors during chiller or boiler overhauls.
- Log all mechanical works and statutory inspections in the CAFM system and issue permits for hot‑works or confined‑space entry.
- Test and maintain fire dampers and smoke‑extraction systems.
- Assess pressure vessels and safety valves for insurance inspections.
- Identify plant improvements to increase energy efficiency and reduce water waste, working closely with the electrical team on integrated control systems.
Required profile
- Level 3 Mechanical qualification (or equivalent) relevant to commercial building services.
- Experience working in a facilities‑management or FM environment.
- Eligibility to live and work in the United Kingdom.

- CAFM (Computer‑Aided Facility Management) logging.
- Fire‑damper and smoke‑extraction system testing.
- Pressure‑vessel and safety‑valve assessment.
