Senior Property Manager – Residential Block Management

About the role

We are looking for an experienced Senior Property Manager to lead a portfolio of high‑rise residential blocks in South Croydon. You will be responsible for delivering exceptional service to freeholders, managing agents and leaseholders while supporting the company’s growth.

Key responsibilities

• Manage a diverse portfolio of high‑rise residential developments.
• Prepare, manage and explain service charge budgets and accounts.
• Ensure compliance with RICS, ARMA, Building Safety Act, health & safety and fire risk regulations.
• Draft and execute Section 20 notices for major works.
• Build and maintain relationships with RMC directors, leaseholders and contractors.
• Conduct regular site inspections and monitor contractor performance.
• Oversee insurance claims, renewals and revaluations.
• Collect service charge and ground rent arrears.
• Process invoices and monitor expenditures.
• Organise and attend AGMs/EGMs, taking accurate minutes.

Required profile

• Proven experience in residential block management with post‑qualification experience.
• Relevant property qualification (e.g., IRPM, RICS, ATPI/MTPI) desirable.
• Strong knowledge of property law and related legislation.
• Excellent communication, problem‑solving and organisational skills.
• Self‑motivated team player able to work under pressure.

Required skills

• Proficiency with property management software such as Propman, Qube, Tramps or Dwellant.
