Commercial Property Manager

About the role

The Commercial Property Manager will be responsible for the overall management of a commercial portfolio, ensuring efficient operation, maintenance, financial performance and health‑and‑safety compliance. Reporting to the Property Director, the role works closely with clients, landlords, accountants and solicitors to meet service‑charge budgets and contractual obligations.

Key responsibilities

• Monitor tenant satisfaction, retain existing tenants and identify opportunities for additional business.
• Manage site budgets, ensuring expenditure aligns with agreed financial targets.
• Coordinate with external contractors, prepare work schedules, obtain pricing and secure client approvals in line with RICS regulations.
• Administer on‑account service charges, reconcile accounts promptly and issue accurate tenant invoices.
• Inspect occupied units and common areas to verify lease compliance and health‑and‑safety standards, issuing repair notices when required.
• Maintain up‑to‑date tenancy schedules and ensure lease agreements are entered into the appropriate databases within KPI timelines.
• Support other Asset or Property Managers and promote company policies and procedures across the business.

Required profile

• Proven experience in commercial property or asset management.
• Strong communication skills to interact with clients, contractors, accountants and legal professionals at all levels.
• Ability to work autonomously while adhering to company policies, service‑charge budgets and contractual boundaries.
• Knowledge of RICS rules, health‑and‑safety legislation and lease administration.
