Contracts Manager

About the role

We are looking for a proactive Contracts Manager to join AJS Construct in Baldock. The successful candidate will own multiple construction projects ranging from £50,000 to £4 million, covering commercial fit‑outs, refurbishments, design‑and‑build, heritage and industrial works. Working closely with the Operations Director and commercial team, you will drive delivery from inception to handover while exceeding safety, programme and client‑satisfaction standards.

Key responsibilities

• Lead the full project lifecycle, from pre‑construction planning through to site handover.
• Develop and maintain strong relationships with clients, consultants and subcontractors.
• Own project programming, monitoring milestones and adjusting schedules to meet targets.
• Coordinate design development and manage procurement, ensuring a reliable supply chain.
• Control project costs, budgets and variations in partnership with the commercial team.
• Maintain accurate documentation, change control and compliance with CDM and Building Regulations.
• Direct labour and subcontractors to optimise productivity and programme efficiency.
• Produce and audit Risk Assessments and Method Statements (RAMS) and champion high‑quality, snag‑free handovers.

Required profile

• 10+ years of experience in the UK construction industry, primarily commercial refurbishment and fit‑out projects.
• Proven track record managing contracts valued between £50,000 and £4 million.
• Strong commercial acumen with solid budget management skills.
• Excellent organisational ability to handle several live projects simultaneously.
• Effective communication and client‑facing capabilities.
