Lettings Property Manager – Residential Portfolio

About the role

We are seeking a Lettings Property Manager to join our independent estate agency, which specialises in residential sales, lettings and property management. This full‑time, office‑based position will see you take ownership of a fully managed lettings portfolio, ensuring smooth operations for landlords, tenants and contractors.

Key responsibilities

• Manage maintenance requests from reporting to completion, coordinating access and work instructions.
• Conduct property inspections, produce detailed reports and identify required works.
• Obtain landlord approval for repairs, arrange payments and handle enquiries.
• Source and negotiate contractor quotations, ensuring value for money.
• Process contractor invoices and monitor landlord account balances.
• Liaise with local authorities on property‑related matters.
• Oversee check‑out processes, inventory reviews, deposit handling and notice serving.
• Manage insurance claims with councils and relevant parties.
• Support contractor onboarding and maintain accurate records.

Required profile

• Previous experience as a Lettings Property Manager, Property Manager, Lettings Manager, Tenancy Manager, Lettings Coordinator or similar role.
• At least 2 years of experience in property management (highly preferable).
• Strong customer service orientation and professional communication skills.
• Full UK driving licence.
