Property Services Manager

About the role

The Property Services Manager will lead the day‑to‑day maintenance and repair programme for a small housing association in South London. You will ensure that all properties are safe, well‑maintained and compliant with relevant legislation while delivering a tenant‑focused service.

Key responsibilities

• Oversee the maintenance, repairs and void management across the portfolio of properties.
• Ensure compliance with building regulations, health and safety standards and housing legislation.
• Manage and motivate a small team of maintenance staff and external contractors.
• Develop and monitor preventative maintenance schedules and budgets.
• Coordinate with tenants, contractors and internal departments to resolve issues promptly.
• Prepare regular reports on property condition, performance metrics and compliance status.

Required profile

• Proven experience in property management, facilities management or a related field.
• Strong knowledge of building maintenance, compliance and health & safety regulations.
• Leadership ability to manage and develop a small team.
• Relevant professional qualification or willingness to obtain one (e.g., BPP, RICS).
• Experience in social housing or supported living environments is an advantage.
