Property Manager – Residential Portfolio (Manchester)

About the role

We are seeking a proactive Property Manager to take full ownership of a portfolio of residential developments across Manchester and its surrounding areas. Working from home with regular site visits, you will be the primary point of contact for clients, residents and contractors, ensuring high‑quality service and long‑term asset care.

Key responsibilities

• Manage day‑to‑day performance of a multi‑site residential portfolio.
• Conduct regular site inspections to maintain standards.
• Build and maintain strong relationships with clients, residents, RMCs and RTMs.
• Communicate promptly and professionally with all stakeholders.
• Oversee budgets, financial reporting and liaise with accounts teams.
• Source, appoint and monitor contractors to deliver works on time and within budget.
• Ensure compliance with Health & Safety, legislation and industry best practice.
• Handle complaints, resolve issues quickly and identify improvement opportunities.

Required profile

• Demonstrated experience managing residential property portfolios.
• Strong organisational and judgement skills.
• Ability to work independently while maintaining clear communication.
• Proven track record of building client trust and delivering consistent service.
