Residential Property Manager – South London

About the role

We are seeking an experienced Residential Property Manager to oversee a diverse portfolio of homes across South East London. The role blends office‑based portfolio management with regular site inspections, ensuring high‑quality service for landlords and tenants while maintaining full regulatory compliance.

Key responsibilities

• Manage the end‑to‑end tenancy lifecycle, including move‑ins, renewals and move‑outs.
• Prepare, issue and administer Assured Shorthold Tenancy Agreements and renewals.
• Protect tenancy deposits in line with current legislation.
• Act as the primary contact for landlords, tenants and contractors, maintaining professional communication.
• Serve statutory notices (Section 8, 13, 21) and handle tenant disputes, escalating when necessary.
• Coordinate reactive and planned maintenance, obtaining quotations and overseeing contractor performance.
• Monitor and ensure compliance with Gas Safety, EICR, EPC, HMO licensing, Right‑to‑Rent and other statutory requirements.

Required profile

• Highly organised and proactive with strong stakeholder‑relationship skills.
• Ability to manage multiple priorities and deliver a high standard of service.
• Solid understanding of UK housing legislation and compliance obligations.
