Roofing Manager – Reactive Maintenance & Planned Works

About the role

Our client, a leading property maintenance contractor in the social housing sector, is seeking an experienced Roofing Manager to lead their roofing division. Based in Hemel Hempstead, you will oversee both reactive repairs and planned roofing projects, ensuring safety, quality and profitability.

Key responsibilities

• Manage day‑to‑day operations of the in‑house roofing team, delivering reactive maintenance and planned works on time and within budget.
• Lead, motivate and support directly employed operatives while coordinating specialist roofing and scaffolding subcontractors.
• Plan and programme works to maximise productivity and customer satisfaction.
• Conduct regular site inspections, quality audits and performance reviews.
• Price and validate works using Schedule of Rates (SOR) and, where required, NHF Schedule of Rates.
• Prepare quotations, cost estimates and monitor project costs, profitability and budgets.
• Review specifications, drawings and client requirements to ensure successful delivery.
• Procure materials, manage supplier performance and maintain commercial viability.
• Ensure full compliance with Health & Safety legislation, CDM Regulations and company procedures, including risk assessments and method statements.
• Build strong relationships with clients, contract managers, surveyors and residents.
• Monitor KPIs, service delivery and resolve technical issues or complaints.
• Recruit, mentor and develop roofing operatives, driving division growth.

Required profile

• Proven experience managing roofing contracts within the social housing or property maintenance sector.
• Extensive knowledge of pitched and flat roofing systems.
• Strong operational and commercial acumen with a track record of delivering projects on budget.
• Familiarity with NHF Schedule of Rates and standard Schedule of Rates (SOR) is highly desirable.
• Excellent understanding of Health & Safety legislation and CDM Regulations.
