Senior Quantity Surveyor

About the role

Prime Phenix is seeking a Senior Quantity Surveyor to lead the procurement, management and payment of subcontractors across its residential development projects in London and the South East. The role ensures compliance with main contract obligations, company policy and industry best practice, protecting profitability and mitigating risk.

Key responsibilities

• Develop and execute subcontracting strategies, preparing and issuing Invitation to Tender (ITT) packages.
• Lead commercial evaluation and benchmarking of bids, recommending subcontractors based on cost, technical merit and risk.
• Negotiate and award contracts, drafting robust subcontracts with appropriate back‑to‑back clauses, performance bonds and insurance requirements.
• Interpret subcontract terms (JCT D&B, NEC3/4) and provide expert advice to project teams.
• Oversee measurement, valuation and timely payment of subcontractor applications, variations and final accounts.
• Manage change orders, ensuring commercial agreement and proper documentation before work commences.
• Identify contractual risks, lead dispute and claim management in coordination with legal and project teams.
• Monitor subcontractor performance against scope, schedule and quality standards, maintaining comprehensive records.
• Ensure health and safety (CDM) and legal compliance throughout the subcontractor’s engagement.
• Coordinate formal close‑out, securing all required documentation and final certifications.

Required profile

• Proven senior‑level experience in quantity surveying within UK construction or property development.
• Deep knowledge of standard UK contract forms such as JCT Design & Build and NEC3/4 Option A/C.
• Strong commercial acumen with a track record of successful subcontract negotiation and award.
• Demonstrated ability to manage risk, resolve disputes and oversee contract close‑out.
• Excellent organisational skills and attention to detail in documentation and compliance.
