Senior Block Manager – Residential Property

About the role

We are seeking an experienced Senior Block Manager to lead a portfolio of leasehold residential developments. You will work autonomously, delivering high‑quality property management and building strong relationships with residents, contractors and stakeholders.

Key responsibilities

• Manage a portfolio of residential leasehold blocks.
• Prepare and monitor service charge budgets.
• Organise and attend AGMs and resident meetings.
• Ensure compliance with statutory obligations across the portfolio.
• Coordinate contractors, facilities and maintenance services.
• Conduct regular site inspections to maintain high standards.
• Handle client and resident queries professionally.
• Work independently while collaborating with the wider team when required.

Required profile

• Minimum 3 years’ experience as a Block Manager in residential property management.
• Strong knowledge of service charge budgets, leasehold legislation, compliance and AGM processes.
• Ability to work autonomously and manage own workload.
• Excellent communication and relationship‑building skills.
• Proactive approach with a commitment to exceptional customer service.
• IRPM qualification or progress towards accreditation (desirable).
• TPI membership or familiarity with TPI best practice (advantageous).
