Estate Agency Branch Manager – Sales & Lettings

About the role

We are seeking an experienced Estate Agency Branch Manager to lead our Bolton office, overseeing both sales and lettings operations. You will be responsible for driving revenue, ensuring compliance and delivering exceptional service to landlords, tenants, buyers and sellers.

Key responsibilities

• Manage day‑to‑day activities of the branch including sales, lettings and property management.
• Set and monitor financial, revenue and growth targets; take corrective action when required.
• Lead, coach and develop a team of negotiators, property managers and administrators.
• Ensure full compliance with property law, tenancy deposit schemes, right‑to‑rent checks, data protection and health & safety regulations.
• Maintain high standards of customer service, handling enquiries, complaints and dispute resolution.
• Oversee budgeting, forecasting, cost control and overhead management.
• Drive marketing initiatives, property listings, valuations and local promotion.
• Report performance to senior management and implement corporate initiatives.

Required profile

• Strong background in the lettings sector with experience in both sales and lettings.
• Proven track record of meeting or exceeding financial and performance targets.
• Demonstrated leadership and people‑management abilities.
• Excellent verbal and written communication with a customer‑focused attitude.
• Commercial awareness of the local property market.
