Project Director – Commercial Development

About the role

An established main contractor is seeking an experienced Project Director to lead a flagship commercial development in Central London. The project, valued at around £100 million, is currently in the PCSA stage, offering the chance to shape strategy from pre‑construction through to handover.

Key responsibilities

• Provide overall leadership for the delivery of a £100 m new‑build commercial project.
• Develop and execute project strategy during PCSA and pre‑construction, coordinating with client, consultants and supply‑chain partners.
• Build, mentor and manage a multidisciplinary team across construction, design, commercial and planning functions.
• Drive programme certainty, risk management and performance from inception to handover.
• Maintain strong client relationships and act as the primary point of contact throughout the project lifecycle.
• Ensure compliance with health, safety, quality and environmental standards.
• Oversee budgets, financial forecasting, reporting and commercial performance.
• Manage procurement strategies and key subcontractor relationships.
• Identify opportunities for innovation, value engineering and continuous improvement.

Required profile

• Proven experience at Project Director level within a recognised main contractor.
• Successful delivery of large‑scale commercial projects (£50 m–£150 m+).
• Experience managing projects through both pre‑construction and delivery phases.
• Strong leadership and team‑development capabilities.
• Commercial acumen with solid financial management skills.
• Deep understanding of Design & Build procurement routes and standard contracts such as JCT.
