Property Manager – Residential Portfolio (Borehamwood)

About the role

We are seeking an experienced Property Manager to oversee a varied residential portfolio across London and Hertfordshire. Based in our modern Borehamwood office, you will enjoy autonomy while receiving full team support to deliver exceptional service to landlords and tenants.

Key responsibilities

• Manage a portfolio of residential properties from start to finish.
• Oversee Assured Periodic Tenancies (APTs) and non‑APT tenancies, including statutory notices (Sections 8, 13, 21, 42).
• Handle rent arrears and implement recovery strategies.
• Coordinate tenancy administration, referencing, progression and rent reviews.
• Organise inventories, check‑ins and check‑outs.
• Plan, schedule and supervise preventative and reactive maintenance.
• Monitor vacant properties and minimise void periods.
• Ensure compliance with legislation and health‑and‑safety requirements.
• Conduct routine property inspections.
• Work closely with Property Management Assistants to ensure smooth portfolio operation.

Required profile

• Minimum two years’ experience in residential property management.
• Strong understanding of UK residential tenancy legislation and Renters’ Rights.
• Proven ability to manage a residential portfolio independently.
• Confidence in serving statutory notices and managing rent arrears.
• Excellent organisational, time‑management and communication skills.
• Full UK driving licence.

Required skills

• Proficiency with property management software.
• Knowledge of current legislation and health‑and‑safety standards.
