Repairs & Maintenance Manager

About the role

We are looking for an experienced Repairs & Maintenance Manager to lead a high‑standard, responsive repairs service for local authority residents. You will be responsible for ensuring timely repairs, managing void properties, and delivering performance against agreed targets.

Key responsibilities

• Deliver a "right first time" repairs service that meets or exceeds performance metrics.
• Manage void properties to minimise rent loss through rapid turnaround.
• Oversee disrepair cases, ensuring legal compliance and handling court representation.
• Lead capital works, cyclical maintenance and planned programmes in partnership with the Asset & Development Manager.
• Maintain accurate records of housing stock, repairs and specialised equipment for effective asset management.
• Develop and monitor a compliance schedule for housing assets, tracking KPIs and escalating issues.
• Design and enforce contract‑management strategies using data insights.
• Implement audit procedures to ensure statutory, regulatory and policy compliance.
• Manage multi‑million‑pound budgets, secure external funding and ensure cost‑effective procurement.
• Represent the service at internal and external meetings, committees and forums.
• Lead multidisciplinary project teams to improve efficiency and customer experience.
• Handle Stage 2 complaints, Freedom of Information requests and stakeholder inquiries.
• Promote a customer‑centred culture and drive resident engagement.
• Ensure optimal use of software systems and databases for record‑keeping.
• Maintain business continuity plans and support emergency response capabilities.
