Senior Lettings Negotiator / Lister

About the role

We are looking for a confident Senior Lettings Negotiator/Lister to join our well‑established independent agency in Brighton. The role combines business development, property valuations, marketing and lettings negotiation while building lasting relationships with landlords and tenants.

Key responsibilities

• Carry out rental valuations and convert opportunities into new instructions.
• Proactively generate new business and expand the lettings portfolio.
• Advise landlords on rental values, market trends and property presentation.
• Manage landlord and tenant relationships, delivering an exceptional customer experience.
• Arrange and conduct property viewings.
• Negotiate tenancy terms, rental offers and move‑in dates.
• Prepare tenancy agreements and support the progression process to move‑in.
• Ensure compliance with lettings legislation, including Right to Rent and referencing procedures.
• Work closely with the Property Management team for seamless handovers.
• Assist with managing a small residential property portfolio and maintain accurate CRM records.

Required profile

• Proven background in residential lettings with a track record of winning instructions and generating new business.
• Confident in conducting rental valuations and negotiating tenancy agreements.
• Excellent communication, negotiation and relationship‑building skills.
• Strong knowledge of current lettings legislation and compliance requirements.
• Highly organised, able to prioritise a busy workload and work towards targets.
• Professional, motivated and customer‑focused.
• ARLA/Propertymark qualification advantageous.

Required skills

• Full UK driving licence and own vehicle.
• Proficiency with the company’s CRM system.
• Knowledge of lettings legislation such as Right to Rent and referencing procedures.

• Salary £30,000 – £35,000 per year plus commission.
