Strategic Land & Project Manager

About the role

The Strategic Land & Project Manager will manage a portfolio of strategic land projects, overseeing acquisitions, planning promotion and early‑stage development to meet the Group’s strategic objectives. Reporting to the Regional Head of Strategic Land, the role involves sourcing new opportunities, coordinating consultant teams and ensuring high standards of health, safety and financial control.

Key responsibilities

• Manage a portfolio of strategic land projects, from acquisition through planning promotion to handover.
• Identify and assess new land opportunities, evaluating planning, technical, legal and commercial risks.
• Lead land acquisition negotiations and secure commercially robust agreements.
• Oversee planning activities, including applications, appeals and promotion, and coordinate consultant teams.
• Prepare and maintain financial appraisals, cash‑flow models, budgets and project programmes.
• Ensure compliance with health and safety requirements and promote a positive safety culture.

Required profile

• Proven experience managing strategic land or development projects.
• Strong analytical skills with the ability to prepare and interpret financial appraisals and cash‑flow analyses.
• Excellent stakeholder management, building relationships with internal teams and external partners.
• Ability to lead negotiations and manage multi‑disciplinary consultant teams.

Required skills

• Technical, legal and planning due‑diligence for land acquisitions.
• Financial modelling, budgeting and sensitivity analysis.
• Project programme creation and management from acquisition to handover.
• Planning promotion, including applications, representations and appeals.
