Maintenance Supervisor – Birmingham, AL

About the role

The Maintenance Supervisor ensures that the interior and exterior of the community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, appearance, safety, and functionality. This full‑time position operates on a Monday‑Friday schedule with a rotating on‑call rotation.

Key responsibilities

• Assist with and complete work orders generated from resident service requests.
• Perform routine upkeep and diagnose the source of defects or problems.
• Execute repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Oversee the “make‑ready” process for vacant apartments, including pre‑move‑out inspections and creation of punch lists.
• Schedule and coordinate vendors and contractors to complete required maintenance tasks.

Required profile

• Experience in property or facilities maintenance.
• Ability to follow safety standards, building codes, and company policies.
• Strong problem‑solving skills to diagnose and resolve mechanical issues.
• Effective communication for coordinating with residents, vendors, and internal teams.
