Senior Property Manager – Croydon (Hybrid)

About the role

We are seeking a Senior Property Manager to lead a small portfolio of high‑rise residential blocks. You will be responsible for delivering top‑class service to freeholders, RMCs and leaseholders while working in a hybrid model based in Croydon.

Key responsibilities

• Manage a diverse portfolio of high‑rise residential developments.
• Prepare, manage and explain service charge budgets and accounts.
• Ensure compliance with RICS, ARMA, Landlord & Tenant legislation, Building Safety Act, Health & Safety and fire risk assessments.
• Draft and execute Section 20 notices for major works.
• Build strong relationships with RMC directors, leaseholders and contractors.
• Conduct regular site inspections and monitor contractor performance.
• Oversee insurance claims, renewals and revaluations.
• Manage arrears, service charge and ground rent collection.
• Process invoices, monitor expenditures and organise AGMs/EGMs.

Required profile

• Proven experience in residential block management with post‑qualification experience.
• Relevant property qualifications desirable (e.g., IRPM, RICS, ATPI/MTPI).
• Strong understanding of property law and related legislation.
• Excellent communication, interpersonal and customer‑focus skills.
• Self‑motivated team player able to work under pressure and prioritise workload.
