Block Manager – Leeds (Hybrid, £38k)

About the role

An experienced Block Manager is needed to oversee a portfolio of 11‑15 Resident Management Companies covering 600‑700 units across Huddersfield, Leeds, Bradford and surrounding areas. The role offers a hybrid working pattern with regular site visits.

Key responsibilities

• Manage a portfolio of RMC developments, acting as the main contact for directors, leaseholders and residents.
• Oversee day‑to‑day estate management, ensuring properties are safe, well‑maintained and compliant.
• Prepare and manage Section 20 consultations for major works, liaising with contractors, surveyors and residents.
• Set and monitor service charge budgets, working with the accounts team on reporting and expenditure control.
• Instruct and supervise contractors for repairs, maintenance and cyclical works.
• Conduct weekly site visits to inspect properties and meet on‑site staff.
• Organise and attend RMC board meetings and AGMs, providing updates on budgets, works and compliance.
• Ensure health & safety, fire risk assessments and building safety obligations are met.
• Handle leaseholder and director queries efficiently and maintain accurate records.

Required profile

• 3‑4 years’ experience in property/estate management, preferably block or RMC management.
• Good knowledge of Section 20 consultation processes and leasehold legislation.
• Strong organisational ability to manage a varied portfolio independently.
• Confident communicator with directors, leaseholders, contractors and colleagues.
• Full UK driving licence and willingness to travel across the region.
• IRPM/RICS qualification (or working towards) is desirable.
