Contract Manager – Repairs & Maintenance (Social Housing)

About the role

Our client, an award‑winning social housing repairs and maintenance contractor, is seeking a Contract Manager to lead the team delivering repairs and voids services in Brentwood.

Key responsibilities

• Lead and manage a team of supervisors and trades delivering reactive repairs and maintenance across the portfolio.
• Ensure properties meet housing quality standards, maximise resident satisfaction and meet business performance targets.
• Monitor and achieve turnaround times, KPIs and quality standards for all activities.
• Develop and maintain procedures for handling complaints and enquiries from residents.
• Maintain effective relationships with stakeholders, contractors and residents while championing company values.
• Handle escalations of complaints, disrepairs and Environmental Health Notices.
• Manage the maintenance budget, authorise spend within agreed limits and drive cost‑effectiveness.
• Ensure day‑to‑day compliance with governance, statutory and health & safety regulations.

Required profile

• Proven experience managing repairs and maintenance teams within social housing.
• Strong leadership and team‑management capabilities.
• Excellent stakeholder‑management and communication skills.
• Ability to manage budgets and authorise expenditures responsibly.
• Knowledge of health & safety and relevant statutory regulations.
