Head of Property

About the role

Absolute Recruit is seeking an experienced Head of Property to lead the strategic direction and performance of a diversified UK real‑estate portfolio. Reporting directly to the CEO, you will oversee commercial, residential, hotel and mixed‑use assets, driving income growth, operational excellence and value creation.

Key responsibilities

• Lead annual business planning, budgeting and valuation across all asset classes.
• Identify redevelopment, repositioning and value‑add opportunities.
• Support acquisition underwriting, due diligence and integration of new assets.
• Oversee internal property teams and external facilities‑management providers.
• Manage rental income, operating and capital expenditure, and overall portfolio performance.
• Establish KPIs, reporting dashboards and performance metrics.
• Develop leasing, occupancy, renewal and pricing strategies.
• Negotiate with commercial tenants, retail brands and institutional occupiers.
• Direct commercial refurbishments, residential upgrades, hotel improvement programmes and mixed‑use developments.
• Handle planning, insurance, licensing and regulatory matters, ensuring compliance with fire safety, health and safety, housing regulations and property licensing.
• Drive the portfolio’s ESG strategy and present performance, risks and recommendations to the board, investors and lenders.
• Lead and develop teams across property management, facilities management, leasing and asset management.

Required profile

• MRICS qualification.
• Minimum 15 years’ experience in property or asset management.
• Broad experience across commercial, residential and mixed‑use assets.
• Proven track record of improving asset performance and delivering value‑enhancement opportunities.
• Experience managing substantial capital‑expenditure and refurbishment programmes.
• Strong knowledge of property compliance, risk management, planning and licensing.
