Maintenance Manager – Luxury Residential Development

About the role

A permanent, full-time Maintenance Manager is sought to oversee the maintenance and upkeep of a high-end residential development of 90 apartments in Putney, South West London. The post reports to the Property Manager and runs Monday to Friday, 8:30am to 5:00pm (1-hour unpaid lunch). The salary is £40,000 to £45,000 per annum, depending on experience.

Key responsibilities

• Carry out hands-on repairs including basic plumbing, carpentry, decorating, door hardware and general building maintenance, and respond promptly to reactive requests, prioritising urgent issues.
• Develop, organise and manage the building's PPM schedule, coordinate servicing and inspections of building systems, plant and equipment, and monitor fire safety, emergency lighting, water systems and access controls.
• Maintain accurate maintenance records, compliance documentation and contractor logs.
• Coordinate and supervise external contractors and specialist trades, plan and oversee minor refurbishments and improvements, obtain quotations, organise materials and monitor project timelines, ensuring quality, safety and budget requirements are met.
• Maintain communal areas, plant rooms and external spaces, monitor cleaning, landscaping and waste management standards, and handle resident maintenance enquiries.

Required profile

• Minimum 5 years' experience in building maintenance, multi-trade maintenance or a similar role.
• Experience managing PPM schedules and reactive maintenance.
• Good understanding of building health and safety requirements.
• Desirable: experience in luxury residential developments or block management, and relevant trade qualifications such as City & Guilds, NVQ or equivalent.

Required skills

• Strong practical skills in plumbing, carpentry, decorating and general repairs.
• Good IT skills for reporting and maintenance records.
• Knowledge of electrical, plumbing, HVAC and building systems, and of fire safety and statutory compliance.
